3MISSION, is an Ann Arbor-based real estate development company that specializes in creating livable, workable, and flexible space that meets the needs of a diverse and constantly changing market area. For more than 20 years, 3MISSION's principals Jon Carlson and Greg Lobdell have taken on complex real estate projects and developed a portfolio of award-winning properties. Robert Eisman is the most recent addition to the 3MISSION team.

In 1993, Jon and Greg developed portions of West Washington Street in Ann Arbor into a mixed-use property, with restaurant space on the first floor and office and residential space in the upper levels, utilizing benefits available to historic preservation and rehabilitation properties. The project was one of the first to bring loft spaces back to life, downtown. This 21,000 sqft project utilized state and federal Historic Tax Credits and helped restore abandoned buildings reclaim their original features.

Since the West Washington Street development, Jon and Greg have developed more than 200,000 square feet of mixed-use property and transacted more than $70 million in real estate business through the State of Michigan. Most projects, to date, have been or are currently going through the approval process of the Department of Interior Historic Designation.

Jon, was the first developer to deliver New York–inspired lofts to Ann Arbor. He has a l so owned and developed fourteen restaurants in several cities throughout Michigan. Together with Greg, Jon has developed and grown craft brewer Northern United Brewing Company to its current sales level of over $20 million, annually. Jon is a Michigan native and earned an undergraduate degree in sociology from the University of Michigan. He is in the process of obtaining his MBA from the University of Michigan’s Evening Program.

Greg, earned his undergraduate degree in Fine Arts and a master’s degree in Architecture from the University of Michigan, as well as a master’s degree in real estate development from Columbia University. Greg worked as a designer for KMD in San Francisco for six years, where he led international design teams to success. Collaborating with developers, government officials and other design professionals, Greg worked on projects that ranged in size from 60,000 square feet to 1.4 million square feet. This work included a broad range of building types, including residential, office, entertainment, retail, and health care. Many of these projects have won awards and been featured in publications such as Architectural Record.

Rob, attended the University of Michigan before joining his family retail business. He has been in charge of running every facet of that business since 1992, leading and motivating his team and managing all aspects of finance, marketing and overall business strategy. Rob’s leadership and management skills add great value to the 3mission team. He will be in charge of office management, tenant relations, purchasing, and brokerage of acquisition/disposition of our real estate.

Since joining forces, Greg, Rob and Jon's complementary skills and partnership have mutually enhanced the productivity and creativity each brings to his work.

Currently, their design team is engaged in mixed-use, urban infill projects in Ann Arbor, Dexter, Ypsilanti, Royal Oak, Chicago’s Hyde Park neighborhood, Grand Rapids and Traverse City, Michigan.
